What we handle

What actually happens.

Property management sounds abstract until something goes wrong at nine in the evening. Here are sixteen situations we handle, exactly as they happen. In every one of them the same thing is true: your tenant or your agent calls one number, and you find out what it cost after it was already solved.

The quiet month

Case I

Nothing is happening, and that is the point

The property is empty. No tenant, no damage, no reason for anyone to call you.

We go anyway, once a month. Every tap is run and every toilet flushed, so the traps do not dry out and the drains do not smell. We look for damp, for a leak under a sink, for a shutter that has worked loose. We air the place out. You get dated photographs of a property that is exactly as you left it.

What you do Nothing. This is what the monthly fee buys.

When something goes wrong

Cases II–V

Your tenant is locked out

It is nine in the evening. Your tenant is standing outside your apartment, he does not speak Greek, and you are in another country and asleep.

He calls one number — ours. We know the building and we know a locksmith who answers at that hour. We send him, we confirm the price before he starts, and we stay reachable until the door is open.

What you do Nothing. You read about it in the morning.

A sink is clogged and the flat is flooding

Water is backing up out of the kitchen sink and running under the door towards the neighbour below.

The first job is not the plumber, it is the stopcock. Someone goes to the property and shuts off the water supply. Then we bring a plumber, and you get photographs of what he found and one price for the repair.

What you do You approve one price. Minutes matter here; this is why we live where your property stands.

The electricity drops

The power is out in the whole apartment and your tenant has no idea where the fuse box is.

We send someone to reset the main switch. If it trips again, an electrician traces the fault the same day rather than the same week. You get the cause and the cost in a single message.

After a storm

It blew hard all night, and you saw it on the news from another country.

We go and look. Roof and drains, shutters, terrace, and anywhere water is where it should not be. You get pictures the same day. If something needs fixing, one price.

Between one tenant and the next

Cases VI–VIII

A tenant is moving out

The tenancy is ending, the keys are coming back, and the deposit conversation is about to start.

We are there on the day. We photograph every utility meter — water, electricity, gas — and walk through every room, documenting the condition with dated pictures. You get the full report before anyone argues about the deposit.

What you do Nothing. You decide on the deposit with the evidence in front of you.

The property has to be ready for the next tenant

The flat is empty. Every week it stays empty costs you yield, and it needs paint, small repairs and a new kettle before anyone will take it.

We inspect, list what is needed and come back to you with one price per job. Then we schedule the painter and the trades, supervise the work, replace what is missing, and transfer the water and electricity accounts into the new tenant’s name.

What you do You approve, once. The property is ready before the first viewing.

An agency wants to show the property

Your agent has a viewing on Thursday at eleven, for a tenant or a buyer. Someone has to open the door.

We coordinate directly with the agency, meet them at the property, open, stay for the viewing and lock up afterwards. You get a short note: who came, and what was said.

What you do Nothing. You are not woken up for a key.

Day to day, all year

Cases IX–XI

Furniture and equipment are being delivered

A sofa is arriving on Tuesday, some time between eight and two, and there is nobody to receive it.

We wait for the delivery, check it against your order, sign for it and place it where it belongs — assembled and in position, not left in boxes in the hallway. Photographs when it is done.

What you do Nothing. You send us the order confirmation.

The pool and the garden

A pool does not wait until you next fly in, and a garden in August is a two-week problem, not a two-month one.

We arrange and supervise regular pool and garden maintenance — water, chemicals, filters, cutting and watering. The same team every visit, to the same standard, and one line on your monthly statement.

Pests, before they become a complaint

The season turns, and something finds the kitchen. Usually you hear about it from a tenant who is already unhappy.

We schedule licensed pest control through the year — treated before it is reported, not after. Certificates kept on file for you.

The paperwork side

Cases XII–XV

The post keeps arriving

Letters are stacking up at an address you do not live at. Some of them have deadlines.

We collect your mail, scan it and send it to you digitally, the day it is picked up. Originals held for you or forwarded on request. This runs under our dedicated mail brand, Mailbox Guys.

A letter arrives in Greek

An envelope from the municipality, the tax office or the water board. Official, in Greek, and with a deadline printed on it.

We scan it, translate it, and tell you plainly what it says and what it wants. If it needs an answer or a payment, we handle that on your instruction.

The bills nobody reminds you about

Refuse collection, sewage, water, electricity — each has its own authority, its own due date, and none of them chase you politely.

We receive the bills, tell you what is due and what it is for, and settle them on your instruction from funds you have approved in advance. Everything appears on one monthly statement with the receipts attached.

The common expenses and the building meeting

Your block has a management committee, a general meeting you cannot attend, and common expenses that keep being demanded from an owner who is not in the country.

We attend the meeting on your proxy and vote as you instruct. We settle the common charges on your instruction, and send you what was decided in English — what is being repaired, what it costs, and what it means for you.

When you come out yourself

Case XVI

You are arriving on Friday

You land at the end of the week. The house has been shut since March.

We open it up before you arrive — water and electricity on, rooms aired, cleaned, pool ready, beds made, a working fridge with the basics in it. You put the key in the door and the house is already alive.
