One flat fee per property. No surprises.
All prices include 19% VAT and are quoted per property. Billing is annual (recommended — two months free) or monthly.

Annual — the default
Ten months invoiced, twelve months covered — about 17% less. One invoice a year, no monthly admin.
Setup fee
€49 one-time per engagement — waived if you choose annual prepay.
Example — two apartments: €72/month + €49 setup, or €720/year with setup waived.
Prices are published so you know them before we speak. Nothing is paid online — we agree the scope in a call, then invoice.

What does the monthly fee include?

What if my property needs repairs?
We manage the whole job and give you one clear price. You approve before we start.
I own two properties — what do I pay?
€36 per property per month, or €720 per year (two months free), VAT included.
How do I pay?
Not through this website — nothing is paid online. Once the agreement is signed we invoice you, annually or monthly, and you pay by bank transfer or through a bank payment link we send you. The setup fee applies to monthly payment; paying for the year waives it.
How do you access my property?
Keys are held securely and labelled by code — never by address. Access is granted only to approved people, and every entry is logged.
Which languages do you work in?
English, German and Greek — for owners across the EU, the UK and beyond.

Four partners, one island.
Terra Aeternum is owned by four partners — two Greek and two German — anchored in Larnaca. We are not an agency that manages from a distance: we live where your property stands. We act on the ground so you can own from abroad.
Cyprus gave copper its name — aes Cyprium, the metal of the island. The copper in our mark stands for the same idea: lasting value, drawn from old ground.
